Should we use the building report the real estate agent offers us?

My wife and I went to an open home last week for a property that we really liked – it was in our chosen area and not too far off our budget. When we asked the real estate agent if there was a LIM available we were a bit surprised when he also offered to sell us a building report for $350. When my wife laughed, the agent got defensive and said, “this report is half the price of a normal one”. He explained that he’d commissioned the report, not the seller, and that it would speed the process up for us. He said we were welcome to have someone look over the house ourselves but added that he expected the house to sell quickly. We wanted to have some time to think about it, but we’re now worried that doing this will mean we miss out. Should we have bought his report?
