Housing production slows in McMurray

Despite a growing population in the Regional Municipality of Wood Buffalo, the fourth quarter housing numbers show production being down for the second consecutive year.

“Continued oil sands development and increasing employment opportunities continue to attract migrants to the region. However, land and other resource constraints, along with rising prices, have slowed housing production,” reads an executive summary from the Canada Mortgage and Housing Corporation.

Edmonton home starts to moderate

The Edmonton area’s housing market will see fewer single-family starts in the new year, but the balanced housing market of the province’s capital region will support modest price growth, says a federal agency.

Canada Mortgage and Housing Corp. recently released its economic and housing outlook for the province, including the major centres in Alberta.

“Single detached home starts are trending upward since 2011 due to full-time employment growth and low mortgage rates,” says David Lan, a senior market analyst with CMHC.

CMHC’s business shrinks amid Ottawa insurance cap

Canada Mortgage and Housing Corp.’s insurance volumes dove 37 per cent in the latest quarter from a year ago, as Ottawa seeks to rein in the Crown corporation’s growth.

The bulk of the decline stems from the government’s decision to cap the total amount of insurance that CMHC can have in force at $600-billion, a move that has forced the mortgage insurer to shrink the amount of portfolio or bulk insurance it offers banks to virtually nil. (Portfolio insurance enables banks to protect broad swaths of mortgages that aren’t required to be insured, which reduces capital requirements for the banks).

Boost in migration strengthens Calgary housing market: CMHC

CALGARY — Strong employment growth in the Calgary region has sparked more people from other parts of the country to move here, buoying the local housing market for the next two years.

According to Canada Mortgage and Housing Corp., net migration to the Calgary census metropolitan area will balloon to 20,000 people this year after numbers dropped to 9,209 in 2010 and 11,220 in 2011. And the CMHC is forecasting net migration to the region to be 18,000 in 2013.

Healthy economy equals healthy housing market

Canada Mortgage and Housing Corp. (CMHC) is projecting 12,400 new homes starts in the Calgary Census Metropolitan Area (CMA) in 2012 and if builders expect to hit that mark, new home starts will have to pick up the pace.

Figures released recently by CMHC show housing starts in October were trending at 11,767 units, a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of total housing starts.

Housing market on the upswing

Canada Mortgage and Housing Corporation’s fall 2012 Edmonton housing market outlook shows growth is steady for the area.

Total housing starts in the Edmonton-area census are forecasted to increase to 12,000 units by the end of 2012. They will then start moderating to 10,8000 units in 2013.

According to David Lan, senior market analyst with the CMHC, it is a sign that things are going well.

Lethbridge housing starts up

Canada Mortgage and Housing Corporation recently released a report on Alberta housing starts for October 2012, and Lethbridge is up over last year.

Lethbridge saw 49 housing starts last month, compared to only 25 last October. All other housing starts  were at 37, up from 14 last year. Total starts last month sat at 86, more than twice than the 39 in 2011.

Home starts forecast to top 12,000 mark

New home starts in the Calgary Census Metropolitan Area should reach 12,400 units by year end, declining slightly to 11,900 units in 2013, says Canada Mortgage and Housing Corp. (CMHC).

The projection for this year is up from the 9,292 starts recorded in 2011 and would be the first time annual starts crest the 12,000-unit plateau since 2007.
