Calgary industrial real estate market sees vacancy rate rise

CALGARY — Calgary’s industrial real estate market showed stability through 2012 with the overall vacancy rate finishing the year at 5.05 per cent, up slightly from 4.71 per cent in the fall, says Colliers International.

In a market report, the company said total absorption for 2012 exceeded the yearly average, up from 2,545,817 square feet in 2011 to 3,718,800 square feet in 2012. The vast majority of this absorption occurred early in the year, peaking in the third quarter with the completion of the 1.3 million square foot Target Distribution Centre in Balzac, said Colliers.

City to offer up incentives

The City of St. Albert hopes it will be able to sweeten the pot to attract new industrial and commercial development to town.

Members of the City’s economic development department were before city council on Monday afternoon to tell them about the investment incentives they plan to offer the development industry in the future to attract them to the city.

Area structure plan received for mixed use commercial, industrial lands

A significant step forward was taken in the development of future industrial and commercial lands to the east of current Devon town limits this week.

An Area Structure Plan (ASP) on behalf of three landowners in the shared Inter-Municipal Development Plan lands was delivered to the mayors of Devon and Leduc County on the morning of Tuesday, Dec. 18.

Long-term plan for Clairmont taking shape

Plans to make the industry-heavy bedroom community of Clairmont into a self-sustaining community are one step closer to reality after County of Grande Prairie council passed second reading of the Clairmont Heights area structure plan on Monday.

The plan, which includes a downtown promenade and a mix of low, medium, and high density housing in the hamlet, includes development straddling the north side of Clairmont Lake.

Fort developer pitches land deal to city

FORT SASKATCHEWAN – A Fort Saskatchewan development company is interested in possibly selling a little land to the city in order to facilitate a light industrial project it has in mind for a four-hectare plot of land near 100 Avenue and 112 Street.

The company, 881454 Alberta Ltd. is proposing to sell the city land near Ross Creek, on the edge of the landowner’s property for the cost of conducting a survey and the registration of the sale, Clayton Kittlitz, director of city planning told council.

He explained while the property is in the industrial buffer zone between Sherritt Gordon and residences on the northeast end of the city it remains under a light industrial zoning designation.

Council denies request for changes to industrial zoning

Airdrie City defeated a bylaw that would allow new recreational vehicle (RV) sales centres in King Heights, Nov. 19.

The move came after a developer approached council requesting a change in zoning that would allow for a range of commercial and industrial uses such as automobile sales, equipment repair, bus depots, autobody and paint shops.

More development on way

Sherwood Park is seeing retail and industrial markets spring up in both development and redevelopment deals.

According to Gerry Gabinet, manager of Strathcona County Economic Development and Tourism, various areas throughout the Park have been pinned for commercial development, with businesses ready to take to the local market.

The first of four areas emphasized by Gabinet is the Strathallen Redevelopment, located on the north side of Baseline Road and Broadmoor Boulevard.
