Council expresses concerns about Sunset Ridge residential plan

Town councillors were concerned with a number of issues presented to them as part of the Stage 2 Sunset Ridge Neighbourhood Plan during the May 13 council session at the Cochrane RancheHouse.

The plan, which was submitted by Brown and Associated Planning Group, on behalf of Sunset Properties, outlined the proposed infrastructure, facilities and concepts to be taken into consideration for future development in the area.

MPC approves Vanier East subdivision

Red Deer’s municipal planning commission has approved the subdivision of 17.3 acres in the Lancaster/Vanier East subdivision to create 107 residential lots.

Phase 4B of the Melcor Developments Ltd. project will result in the addition of 41 low-density R1 lots and 66 narrow R1N lots. R1 lots must have at least 12 metres of frontage, and R1N lots no less than 10.5 metres.

Hicks: Acheson? What’s Acheson?

It’s Greater Edmonton’s invisible industrial giant.

The Acheson Industrial Area runs from the city’s western boundary (231 St.) almost to Spruce Grove, from south of Hwy 16A all the way north to Hwy 16. That’s a space bigger than Mill Woods.

Ten thousand acres, 260 companies, 5,400 employees, a natural area, and even a residential acreage sub-division in its heart.

Apartment adds a storey

A Red Deer developer has boosted its plans for an apartment complex in the city’s Timberlands subdivision.

Laebon Developments Ltd. received approval from Red Deer’s municipal planning commission in July 2011 to build a trio of three-storey, 67-unit apartment buildings at 301 Timothy Dr. One of those buildings is now complete and work is well underway on the second — but the company wants to build the third to a height of four storeys, with 73 units.

Forest Ridge proposal defeated

It seems city council had the same point of view on two proposed subdivision development plans as local residents.

Tuesday marked the first council meeting of 2013, and with it came decisions made on two land use bylaws. Council voted down the second and third readings for the Forest Ridge area in Westpark, and approved the development proposal for the Sienna area in Southfort.

The decisions were made following public hearings, as well as updates from the first reading in December 2012.

County moves to tighten regulations on agricultural subdivisions

Tree farms, u-pick berry farms, greenhouses, horse training facilities and other agricultural operations will have to have existed for three years before they can be subdivided from quarter sections, according to a bylaw which received first reading by Lacombe County councillors last Thursday.

Residents and taxpayers will have a chance to address proposed changes to the county’s Municipal Development Plan (MDP) at a public hearing on Jan. 10.
